When we at “ARMA” took over the management of a residential building in Jeddah (containing 24 apartments), we immediately noticed an illogical financial and operational waste. Field Analysis: Discovering the Double Waste

Instead of surrendering to the status quo and repeatedly ordering vacuuming trucks, our field team went to the site and looked for the root of the problem logically. We tracked the water network step by step and discovered the surprise: the water the owner was paying to fill the property was going directly and continuously into the sewage without anyone benefiting from it! The hidden reason behind this double waste was a continuous and unperceived leak resulting from low-quality flush valves (siphons) previously installed in the apartments’ toilets (which count up to 72 toilets in the building).

The Smart Solution: Maintenance in an Elegant Style

We put a radical maintenance plan in place and scheduled it precisely over a whole month to replace these flush valves. Out of our keenness to win the residents’ satisfaction, we coordinated with them step by step and requested permission to enter at times convenient and comfortable for them, because tenant comfort and retention in the property is a fundamental part of the success of property management.

The Result: Saving 66,600 SAR Annually and Stopping the Money Drain

After replacing the damaged parts with premium alternatives, the major transformation happened: the vacuuming rate dropped to just once every 10 days! The vacuuming expenses shrank from 6,000 SAR to 450 SAR per month.

This smart intervention saved the owner 66,600 SAR annually in the sewage item alone, in addition to the huge and direct drop in water filling costs that were wasted.
